h1北京市房屋租赁合同经纪机构代理成交版h1pnbsppp出租人甲方nbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbsp证件类型及编号nbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbsppp租赁代理机构nbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbsp备案 证明 住所证明下载场所使用证明下载诊断证明下载住所证明下载爱问住所证明下载爱问 编号nbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbsppp承租人乙方nbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbsp证件类型及编号nbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspppnbsppp依据《中华人民共和国民法典》及有关法律法规的规定甲方委托代理出租房屋的房地产经纪机构即租赁代理机构和乙方在平等自愿的基础上就房屋租赁的有关事宜达成协议如下pp第一条房屋基本情况pp一房屋坐落于北京市nbspnbspnbspnbspnbspnbsp区县nbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbsp街道办事处乡镇nbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbsp建筑面积nbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbsp平方米pp二房屋权属状况甲方持有□房屋所有权证□公有住房租赁合同□房屋买卖合同□其他房屋来源证明文件房屋所有权证书编号nbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbsp或房屋来源证明名称nbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbsp房屋所有权人公有住房承租人购房人姓名或名称nbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbsp房屋□是□否已设定了抵押pp第二条房屋租赁情况及登记备案pp一租赁用途nbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbsp如租赁用途为居住的居住人数为nbspnbspnbspnbspnbspnbspnbspnbspnbspnbsp最多不超过nbspnbspnbspnbspnbspnbspnbspnbsp人pp二如租赁用途为居住的甲方应自与乙方订立本合同之日起7日内到房屋所在地的社区来京人员和出租房屋服务站办理房屋出租登记手续对多人居住的出租房屋乙方应将居住人员情况告知甲方甲方应当建立居住人员登记簿并按规定报送服务站本合同变更或者终止的甲方应自合同变更或者终止之日起5日内到房屋所在地的社区来京人员和出租房屋服务站办理登记变更注销手续在本合同有效期内居住人员发生变更的乙方应当自变更之日起2日内告知服务站办理变更登记手续pp乙方为外地来京人员的应填写《来京人员信息登记 关于同志近三年现实表现材料材料类招标技术评分表图表与交易pdf视力表打印pdf用图表说话 pdf 》见附件一居住人员中有外地来京人员的甲方应提供相关证明督促和协助乙方到当地公安派出所办理暂住证居住人员中有境外人员的□甲方□乙方应自订立本合同之时起24小时内到当地公安派出所办理住宿登记手续pp租赁用途为非居住的甲方应自订立房屋租赁合同之日起30日内到房屋所在地的房屋行政管理部门办理房屋租赁合同备案手续pp第三条租赁期限pp一房屋租赁期自nbspnbspnbspnbspnbspnbspnbspnbsp年nbspnbspnbspnbsp月nbspnbspnbsp日至nbspnbspnbspnbsp年nbspnbspnbsp月nbspnbspnbspnbspnbsp日共计nbspnbspnbspnbspnbspnbspnbspnbsp年nbspnbspnbspnbspnbspnbspnbspnbsp个月甲方应于nbspnbspnbspnbspnbspnbspnbsp年nbspnbspnbspnbspnbsp月nbspnbspnbspnbsp日前将房屋按约定条件交付给乙方《房屋交割清单》见附件二经甲乙双方交验签字盖章并移交房门钥匙及nbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbsp后视为交付完成pp二租赁期满或合同解除后甲方有权收回房屋乙方应按照原状返还房屋及其附属物品设备设施甲乙双方应对房屋和附属物品设备设施及水电使用等情况进行验收结清各自应当承担的费用pp乙方继续承租的应提前nbspnbspnbsp日向甲方提出□书面□口头续租 要求 对教师党员的评价套管和固井爆破片与爆破装置仓库管理基本要求三甲医院都需要复审吗 协商一致后双方重新签订房屋租赁合同pp第四条租金及押金pp一租金 标准 excel标准偏差excel标准偏差函数exl标准差函数国标检验抽样标准表免费下载红头文件格式标准下载 及支付方式nbspnbspnbspnbspnbspnbsp元□月□季租金总计人民币nbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbsp元整¥nbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbsppp租金支付方式押nbspnbspnbspnbspnbspnbspnbsp付nbspnbspnbspnbspnbspnbspnbsp各期租金支付日期nbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbsppp甲方委托的租赁代理机构在nbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbsp银行开立房屋租赁代理租金专用账户以下简称租金账户该账户信息可通过北京房地产中介行业协会网站wwwbreaacn和北京建设网wwwbjjsgovcn查询帐号为nbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbsp乙方通过第nbspnbsp种方式按期将租金含押金交存到租金账户pp1委托租金账户开户行按合同约定代扣租金乙方在nbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbsp银行开设付款账户帐号为nbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbsppp2乙方将租金直接汇入租金账户包括汇款转账或POS机刷卡等方式pp3因乙方原因不能将租金直接存入租金账户乙方委托租赁代理机构代交租金租赁代理机构应在24小时内将租金存入租金账户不得直接收存或存入其他账户pp二押金人民币nbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbsp元整¥nbspnbspnbspnbspnbspnbspnbspnbspnbspnbsp租赁期满或合同解除后房屋租赁押金除抵扣应由乙方承担的费用租金以及乙方应当承担的违约赔偿责任外剩余部分应如数返还给乙方pp第五条其他相关费用的承担方式pp租赁期内的下列费用中nbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbsp由甲方承担nbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbsp由乙方承担1水费2电费3电话费4电视收视费5供暖费6燃气费7物业管理费8房屋租赁税费9卫生费10上网费11车位费12室内设施维修费13nbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbsp费用pp本合同中未列明的与房屋有关的其他费用均由甲方承担如乙方垫付了应由甲方支付的费用甲方应根据乙方出示的相关缴费凭据向乙方返还相应费用pp第六条佣金pp本合同签订后□即时□nbspnbsp日内租赁代理机构可按月租金的nbspnbspnbspnbspnbsp收取佣金人民币nbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbsp元整¥nbspnbspnbspnbspnbspnbspnbspnbspnbspnbsp其中乙方应向租赁代理机构支付月租金的nbspnbspnbsp即人民币nbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbsp元整¥nbspnbspnbspnbspnbspnbspnbspnbspnbspnbsp作为佣金支付方式□现金□转帐支票□银行汇款甲乙双方支付的佣金总额应不超过月租金标准pp第七条房屋维护及维修pp一甲方应保证出租房屋的建筑结构和设备设施符合建筑消防治安卫生等方面的安全条件不得危及人身安全承租人保证遵守国家北京市的法律法规规定以及该房屋所在小区的物业管理规约pp二租赁期内甲乙双方应共同保障该房屋及其附属物品设备设施处于适用和安全的状态pp1对于该房屋及其附属物品设备设施因自然属性或合理使用而导致的损耗乙方应及时通知甲方修复甲方应在接到乙方通知后的nbspnbspnbspnbspnbsp日内进行维修逾期不维修的乙方可代为维修费用由甲方承担因维修房屋影响乙方使用的应相应减少租金或延长租赁期限pp2因乙方保管不当或不合理使用致使该房屋及其附属物品设备设施发生损坏或故障的乙方应负责维修或承担赔偿责任pp第八条转租pp除甲乙双方另有约定以外乙方需事先征得甲方书面同意方可在租赁期内将房屋部分或全部转租给他人并就受转租人的行为向甲方承担责任pp第九条合同解除pp一经甲乙双方协商一致可以解除本合同ltp
