h1浙江省厂房租赁合同h1p合同编号nbspnbspnbspnbspnbspnbspnbsppp出租方nbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbsppp授权代表nbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbsppp职务nbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbsppp地址nbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbsppp电话nbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbsppp传真nbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbsppp承租方nbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbsppp授权代表nbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbsppp职务nbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbsppp地址nbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbsppp电话nbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbsppp传真nbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbsppp根据有关法律法规的规定甲乙双方经协商一致达成如下条款以供遵守pp第一条nbsp租赁物位置面积功能及用途pp甲方将位于nbspnbspnbspnbspnbspnbspnbsp的厂房或仓库以下简称租赁物租赁于乙方使用租赁物面积经甲乙双方认可确定为nbspnbspnbspnbspnbspnbsp平方米pp本租赁物的功能为nbspnbspnbspnbspnbspnbspnbsp包租给乙方使用如乙方需转变使用功能经甲方书面同意后因转变功能所需办理的全部手续由乙方按政府的有关规定申报因改变使用功能所应交纳的全部费用由乙方自行承担pp本租赁物采取包租的方式由乙方自行管理pp第二条nbsp租赁期限pp租赁期限为nbspnbspnbspnbspnbsp年即从nbspnbspnbspnbsp年nbspnbspnbspnbsp月nbspnbspnbsp日起至nbspnbspnbspnbsp年nbspnbspnbspnbsp月nbspnbspnbsp日止pp租赁期限届满前nbspnbspnbspnbsp个月提出经甲方同意后甲乙双方将对有关租赁事项重新签订租赁合同在同等承租条件下乙方有优先权pp第三条nbsp免租期及租赁物的交付pp一租赁物的免租期为五个月即从nbspnbspnbspnbspnbspnbsp年nbspnbspnbspnbspnbsp月nbspnbspnbspnbspnbspnbspnbspnbsp日起至nbspnbspnbspnbspnbsp年nbspnbspnbspnbspnbsp月nbspnbspnbspnbspnbsp日止免租期届满次日为起租日由起租日开始计收租金pp二在本出租合同生效之日起nbspnbspnbspnbspnbspnbspnbspnbsp日内甲方将租赁物按现状交付乙方使用且乙方同意按租赁物及设施的现状承租pp第四条nbsp租赁费用pp一租赁保证金pp本出租合同的租赁保证金为首月租金的两倍即人民币nbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbsp元大写nbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbsppp二租金pp第1年至第2年为每月每平方米人民币pp第3年至第5年每年租金将在上年的基础上递增nbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbsppp第6年起的仓库租金将以届时所处位置的房屋租赁的租金水平为依据由甲乙双方另行共同商定pp每年的nbspnbspnbspnbspnbspnbspnbspnbsp日作为每年租金调整日pp三物业管理费pp物业管理费为每月每平方米人民币nbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbsp计付pp四供电增容费pp供电增容的手续由甲方负责申办因办理供电增容所需缴纳的全部费用由nbspnbspnbspnbspnbspnbspnbspnbspnbspnbsp乙方承担pp第五条nbsp租赁费用的支付pp一乙方应于本合同签订之前向甲方支付部份租赁保证金人民币nbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbsp元租赁保证金的余额将于nbspnbspnbspnbspnbspnbspnbspnbsp日前向甲方一次性支付完毕pp租赁期限届满在乙方已向甲方交清了全部应付的租金物业管理费及因本租赁行为所产生的一切费用并按本合同规定向甲方交还承租的租赁物等本合同所约定的责任后nbspnbspnbspnbspnbspnbspnbspnbspnbsp内甲方将向乙方无偿退还租赁保证金pp二乙方应于每月五号或该日以前向甲方支付当月租金并由乙方汇至甲方指定的下列帐号或按双方书面同意的其它支付方式支付pp甲方开户行nbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbsppp帐号nbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbsppp乙方逾期支付租金应向甲方支付滞纳金滞纳金金额为拖欠日数乘以欠缴租金总额的nbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbsppp四本合同生效后甲方就申办供电增容的有关手续因供电增容所因交纳的费用包括但不限于增容由乙方承担乙方应于甲方申办有关手续期间向甲方支付有关费用pp第六条nbsp租赁物的转让pp在租赁期限内若遇甲方转让出租物的部分或全部产权甲方应确保受让人继续履行本合同在同等受让条件下乙方对本出租物享有优先购买权pp第七条nbsp专用设施场地的维修保养pp一乙方在租赁期限享有租赁物所属设施的专用权乙方应负责租赁物内专用设施的维护保养年审并保证在本合同终止时专用设施以可靠运行状态随同租赁物归还甲方甲方对此有检查监督权pp二乙方对租赁物附属 设计 领导形象设计圆作业设计ao工艺污水处理厂设计附属工程施工组织设计清扫机器人结构设计 负有妥善使用及维护之现对各种可能出现的故障和危险应及时消除以避免一切可能发生的隐患pp三乙方在租赁期限内应爱护租赁物因乙方使用不当造成租赁物损坏乙方应负责维修费用由乙方承担pp第八条nbsp防火安全pp一乙方在租赁期间须严格遵守执行《中华人民共和国消防条例》以及nbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbspnbsp有关 制度 关于办公室下班关闭电源制度矿山事故隐患举报和奖励制度制度下载人事管理制度doc盘点制度下载 积极配合甲方主管部门做好消防工作否则由此产生的一切责任及损失由乙方承担pp二乙方应在租赁物内按有关规定配置灭火器严禁将楼宇内消防设施用作其它用途pp三出租物内确因维修等事务需进行一级临时动火作业时含电焊风焊等明火作业须甲方主管部门批准pp四乙方应按消防部门有关规定全面负责租赁物内的防火安全甲方有权于双方同意的合理时间内检查租赁物的防火安全但应事先给乙方书面通知乙方不得无理拒绝或延迟给予同意pp第九条nbsp保险责任ppp
